Our operational policy is defined by Kaitiakitanga (guardianship and protection of our natural environment). We commit to strong, measurable actions to minimize our ecological footprint, protect the local marine and unique biodiversity of the Banks Peninsula, and ensure our supply chain aligns with the highest environmental standards.
- Sustainable Procurement & Supplier Practices
We recognize that our environmental impact extends to the products we buy and the partners we choose. We actively manage our supply chain through a strict green procurement framework:
- Supplier selection: We prioritise vendors, contractors, and local businesses that have active sustainability policies, verified carbon-reduction targets, or recognized eco-certifications (e.g., Environmental Choice NZ).
- Life-Cycle Assessment: When purchasing property infrastructure, operational equipment, or guest amenities, we evaluate the entire life cycle of the product—prioritizing durability, energy ratings, and end-of-life recyclability over lowest initial cost.
- Packaging Reduction: We formally request that our primary suppliers minimize commercial packaging, utilize bulk-delivery methods, and replace single-use plastic wrapping with reusable crate systems or compostable/recyclable cardboard alternatives.
- Local Supply Chain Integration: To reduce transport emissions and support our regional economy, we source goods, construction materials, and trade services from Banks Peninsula and Canterbury-based suppliers whenever viable.
- Carbon Reduction & Energy Efficiency
We actively manage and monitor our energy footprint across all park infrastructure:
- Efficient Infrastructure: Maintain LED lighting across all communal blocks and buildings, pairing fixtures with motion sensors and automated timers to eliminate passive energy waste.
- Thermal Performance: Ensure all newly built accommodation meets or exceeds insulation benchmarks, minimizing energy draw from heating and cooling.
- Electrical appliances: Prioritize high-efficiency heat pumps and low-emission electrical infrastructure over fossil-fuel alternatives during ongoing facility upgrades.
- Water Conservation & Resource Management
Water is a precious local resource; we safeguard it through continuous monitoring and flow optimization:
- Infrastructure Auditing: Maintain an active leak-detection program for all underground and above-ground water infrastructure to prevent resource loss.
- Flow Optimisation: Install low-flow fixtures and water-restricting devices in showers across all communal amenity blocks and accommodation units.
- Ecological Landscaping: Focus landscaping efforts on native drought-tolerant plants that require minimal seasonal irrigation once established.
- Waste Recycling
We operate under a strict reduce-reuse-recycle framework to divert as much material as possible from Canterbury landfills:
- Source Separation: Provide centralized, clearly signed guest recycling hubs for glass, aluminium, cardboard, paper, and plastics
- Elimination of Single-Use Plastics: Transition to “nude bins” (no single-use plastic liners) within accommodation units wherever viable.
- Supply guest amenities and cleaning solutions via bulk-purchased, refillable dispensers rather than single-use packaging.
- Enforce an absolute ban on non-biodegradable single-use items (e.g., plastic water bombs) that threaten soil and marine environments.
- Safe Chemical Lifecycle: Use biodegradable cleaning and laundry detergents across guest and staff facilities to prevent toxic chemical runoff into local wastewater systems.
- Biodiversity Preservation & Biosecurity
Our grounds are managed as an ecosystem supporting local wildlife and the adjacent Akaroa Harbour:
- Native Habitat Restoration: Exclusively plant New Zealand native flora to foster local birdlife populations (such as Tui and Korimako/Bellbirds). We are also pet free to protect native wildlife.
- Pest Management: Maintain active, targeted pest-control measures to protect the park’s established canopy and nesting bird populations from predators.
- Guest Activation & Accountability
We expect our visitors to share the responsibility of protecting this environment:
- The Tiaki Promise: Integrate the Tiaki Promise into digital check-ins and physical signage, requiring guests to actively commit to treading lightly, conserving resources, and leaving no trace.
- Behavioural Guidance: Use prominent, clear signage to instruct guests on turning off appliances, limiting shower times, and utilizing clotheslines over mechanical dryers.
Accountability & Continuous Improvement
This policy serves as our environmental benchmark. Management will audit supplier performance, energy data, waste diversion rates, and water metrics to establish new reduction targets and ensure absolute compliance with modern environmental standards.
